Cotati, a 7,500-person Sonoma County city with a rich local history dating from the mid-1800s, had a faded downtown that needed revitalization. The Moule & Polyzoides charrette-led specific plan and form-based codeĀ articulates historically sensitive restoration and new development that includes a total of 350,000 square feet of commercial space and 530 dwellings for the 54-acre, 28-block town center. The four-zone plan employs nine different building types, eight street types and four open space types.
Central to this effort is the reclaiming of La Plaza Park. Currently used mostly as a regional traffic device, it will be returned to its role as a community focal point, helping to regenerate the public realm lost long ago to the automobile. As an active and people-oriented place, the reconfigured park will become a centerpiece for Cotati, linking the historic core to the southern neighborhoods and to the new uptown at the north.
